Our goal is to help you better understand what type of survey you may need, what to expect throughout the process, and how each service can benefit your project. By providing straightforward information, we hope to eliminate unnecessary confusion and give you the confidence to make informed decisions.
An informed client can ask more focused questions, communicate their needs more effectively, and enjoy a smoother experience from start to finish. Of course, if you still have questions, our team is always here to provide guidance and help you determine the right solution for your project.
STANDARD LAND
SURVEY
A Standard Land Survey establishes the location of your property's boundaries by researching legal records and locating existing survey monuments in the field. Property corners are marked or verified, and a survey plan is prepared showing the boundary lines and any visible improvements. This type of survey is commonly used for fencing, planning improvements, resolving boundary questions.
LAND TITLE
SURVEY
These surveys are commonly required for real estate transactions, refinancing, title insurance, and legal documentation. A Land Title Survey is completed to accurately define the boundaries of a property and identify any visible improvements, encroachments, easements, rights-of-way, or other features that may affect ownership or land use.
BOUNDARY
SURVEY
Our most streamlined boundary service. Appropriate when a property owner simply needs to know where their corners are without needing a full plat with improvements, utilities, and easements shown. Common uses: locating corners before building a fence, confirming a general property line location, or resolving a straightforward neighbor question. It's important to note, this survey focuses exclusively on your property's boundary. Above ground improvements such as structures, fences and driveways are not located or shown as part of this service.
